We are excited to welcome you to The Palms RV Living park, and hope your time with us will bring you relaxation and a peaceful, yet fun home environment. In order to maintain the standard of living that you expect from a RV / CABIN park, here are the standards and guidelines for all guests to follow. If you have any questions or concerns, please contact us for assistance.

***PLEASE CHECK IN UPON ARRIVAL BY EMAIL OR TEXT. ALSO READ THE EMAIL SENT TO YOU WITH FURTHER INSTRUCTIONS.

*** Washing Rv / vehicles is allowed as long as it does not interfere with your neighbors. Please be courteous, and if you need assistance, please reach out to us.
*** IF YOU CHANGE OR ADD VEHICLES THAT WILL REMAIN ON THE PROPERTY, YOU MUST LOGIN TO YOUR RESERVATION AND UPDATE THE VEHICLE INFORMATION

TO RESERVE A SPACE AT PALMS RV LIVING, ALL RULES APPLY.
CABIN RULES -
These rules are in addition to all of the rv park rules listed below and are strictly enforced. Palms Rv Living owns the cabins and all of the provided contents inside each of them, and any outdoor grills and/or decor.
Palms Rv Living owns the cabins and all of their contents. Guests are responsible for any damages to the cabins, furniture or decor.
No housekeeping services provided during stay.
Cabins are fully furnished and decorated. All furniture and decor must stay as is. They are not to be moved, removed or damaged.
Long term guests - credit check and background check will be required.
Long term reservation guests who would like to purchase their own mattresses and/or bedding, linens, etc., for their reserved cabin must notify management for approval in order for the items provided by Palms Rv Living to be picked up. Disposal of any items provided by Palms Rv Living will result in a fine and termination of your reservation.
Do not nail or screw anything into the cabin walls. This means, no hanging photos or decor inside or outside of the cabins using nails or screws.
These are NON SMOKING / VAPING CABINS. THIS RULE IS STRICTLY ENFORCED and could result in a $500.00 fine and termination of your reservation if not followed. Guest are not permitted to smoke / vape inside the cabins at any time. Do not throw smoking materials on the ground outside the cabins or anywhere on the grounds of the rv park. They must be fully distinguished and disposed of in a trash receptacle.
Inside and out: Cabins and the area surrounding each cabin is to be kept clean and neat at all times. Do not clutter the deck patio or grounds around it. Long term guests will be allowed certain potted plants with approval. No buckets used as planters are allowed. Grills are provided outside each cabin, so no other grills are permitted to be used on the deck patio.
There will be times when park management must do cabin inspections and maintenance. Prior notice will be given.
We do not offer cleaning or laundry services during your stay, whether short term or long term. Guests that choose to stay long term must clean their own cabins and launder the linens and towels themselves. Upon checkout, the cabins will be cleaned and fresh linens and towels will be provided for the next guests. If you find that there is something else you need during your stay, please contact us.
ALL VEHICLES, ATVs, GOLF CARTS, ETC., ON THE PROPERTY MUST BE IN GOOD, WORKING CONDITION AND REGISTRATION MUST BE VALID ON ALL. THE EXTERIOR OF YOUR VEHICLES MUST ALSO BE IN GOOD CONDITION. NO MAJOR REPAIRS WILL BE ALLOWED ONSITE.
Replacement costs for damaged and/or lost items will be charged to the guest. This does not include normal use maintenance of the listed items.

TINY HOMES ARE WELCOME WITH APPROVAL. NO MANUFACTURED / MOBILE HOMES PERMITTED.
Dimensions for tiny homes: MAXIMUM WIDTH: 16 feet / MAXIMUM LENGTH: 40 feet. Call 903-394-7819 or email us at CONTACT@PALMSRVLIVING.COM for information and to share photos of the tiny home you would like to bring to the park. Not all site spaces are suitable for tiny homes depending on the size and style of the tiny home you would like to move in. All tiny homes must have connections like those of an rv for water, sewer and electric.
***Guests of Palms Rv Living are renting a 40 x 80 rv / tiny home lot only. The services and all amenities are provided by Palms Rv Living to guests in good standing. Palms Rv Living reserves the right to deny services and amenities to unpaid rental spaces or to those violating the rules and regulations.***
PARKING:
WE DO NOT CURRENTLY HAVE EXTRA PARKING FOR MORE THAN 2 VEHICLES AND/OR TRAILERS, BOATS, ETC. All reservations come with 2 parking spaces only and guests cannot park on the grass next to their rv pads at any time. We have future plans for boat / trailer parking, but it is not available at this time.
DO NOT park any vehicle, ATV, golf cart, boat, etc., past the numbered sign of your space. Nothing should be sticking out into the road to hinder other guests from pulling in and out of their spaces. Also DO NOT park any vehicle, ATV, golf cart, boat, etc., on the grass/green areas anywhere around your rv space and/or in another unreserved rv / tiny home spot. Paid guests have 2 parking spaces assigned to each reserved RV / tiny home spot and only allowed 2 vehicles. Guests must list all vehicles that will remain on the property under their reservations. If you sell your vehicle and buy a new one, please inform us or sign in to your reservation to update that information.
SITE STANDARDS:
Everyone should be a good neighbor. No one likes to camp next to an untidy site with litter and clutter all around, which could lead to unwanted wildlife guests.
There is no smoking / vaping inside campground facilities, such as the laundry room, bathrooms/shower rooms, nor is smoking / vaping permitted in the common areas such as the dog park or other gathering places. It is also not permitted to throw smoking material on the ground any time, day or night, rain or shine. It must be disposed of in an appropriate fire container….not a fire pit. * **This rule is to help keep the grounds clean and prevent the wildfires that have ravaged so much land and many homes, and ruined or taken so many lives every year.
All guests of Palms Rv Living are responsible for leaving your site in the clean and working condition it was in when you arrived. No trash whatsoever, furniture, toys, or any items you brought with you are to be left on the grounds when you leave. Please make the spot tidy for the next guest as you would want them to do for you. Failure to do so, could result in denial of future reservation capabilities.
RV / TINY HOME STANDARDS:
The quality of an RV / TINY HOME is important and we enforce the standards similar to those in other RV parks. It must be clean with no visible damage, fading or signs of poor repair jobs. The outside finish must be in good condition regardless of age. All tiny homes must be approved before reservation. NO MANUFACTURED / MOBILE HOMES PERMITTED.
BEFORE RESERVATIONS, IF 10 YEARS OR OLDER, you must submit photos of all sides of their RVs (front, back and both sides showing the entirety of each side). If your RV is under 10 years old, it must still be in good shape. ANY REPAIRS THAT NEED TO BE DONE TO YOUR RV or TINY HOME MUST BE COMPLETED BEFORE YOU ENTER THE PARK.
***We know that a lot of stationary full timers choose to purchase and update / renovate older model RVs. We have seen some amazing work out there that makes them look like they just came off the show room floor, and some have turned vintage RVs into modern luxury, or restored Shastas and Airstreams back to their former shining glory.
We cannot provide a list of all possible scenarios, but all rules are put in place to ensure that we maintain a park that guests want to stay in or return to. We reserve the right to terminate your rental at any time for rule violations.
APPEARANCE GUIDELINES:
DO NOT FEED THE FIRE ANTS! ***** We do everything we can on a constant basis to keep the fire ants at bay over the entire park, and it works well, but we need our guests to do their part to keep the ant population from getting out of hand. Please do not leave food on the ground…this means, pet food and human food. Also if you see any fire ant mounds forming, please inform us immediately.
An onsite dumpster will be provided. Lay your trash inside the dumpster, to keep the grounds clean and deter any animals from getting into the trash and making a mess. Do not place furniture, mattresses, microwaves, or any oversized items inside or outside the dumpster. Only bagged household trash will be accepted.
Exterior furnishings should be appropriate for outdoor use. No indoor couches, refrigerators, freezers, mattresses, etc., will be permitted outdoors on your site.
Lots must be kept clean at all times. No clutter such as trash, or other unsightly items may be left outside.
Guests must not take up any space with any item beyond their rented site boundaries. Use of neighboring vacant lots for personal storage, parking, dumping trash, gardens, etc., is prohibited.
Boats must be parked in your site’s designated parking space. No parking on the grass of your site, unreserved spaces or any common area. Palms Rv Living has no storage units on site at this time. If you have any questions, please do not hesitate to contact us.
Vehicles, RVs, boats, and boat trailers without current registration parked within the community are prohibited.
All guest vehicles must be in working condition. The exterior of your vehicle must be in good condition.
Storage of disabled vehicles, boats, motorcycles, ATVs, golf carts, trailers, etc. is not permitted. Major repairs made to RVs, vehicles, boats, motorcycles, ATVs, golf carts, trailers, etc. that will take an extended period of time are also not permitted.
Doors, shrouds, panels, windows and coverings, etc., should be intact and not unsightly.
Small sheds, storage buildings and carports are allowed with management approval. There are specific requirements that must be followed, such as site placement, design (style/color) and manufacturer of the shed. Please contact us before placing structures on your site. If you would like to build a deck, plans and a materials list must be submitted for approval by management. After approved, the structures must be kept “like new” at all times and doors closed when not in use. These rules are to keep the park looking nice and void of unsightly, dangerous, and poorly built structures.
RV / vehicle carports that are installed are considered permanent and become the property of The Palms RV Living upon end of rental or termination of rental. This is standard with many other long term RV campgrounds.
RV / Tiny home exterior should be clean and well maintained with no obvious damage or poorly repaired damage. No duct tape, poorly placed repair tape, messy excessive caulk, etc. is allowed.
Tarps cannot be used for weatherproofing and awnings should be in good, working condition.
Only form-fitting motorcycle or vehicle covers are permitted.
Texas summer heat is no joke. Adding visible air conditioning units to your RV / Tiny home is allowed with approval. Call for information before installing. No old, unsightly units hanging out of windows or walls is permitted.
All hoses, wires, etc., should route through ports as originally designed.
Patio furniture that is in good condition is acceptable.
Approval is required for temporary pet fences, and if approved, must be well maintained. No permanent fences / pet enclosures allowed. This is to make sure no lines are pierced underneath each Rv / tiny home site and to allow maintenance access for mowing.
Do not leave any food or poisonous materials, such as antifreeze, oils, etc., that may hurt any animals that come into contact with them.
Washing vehicles or RVs is permitted at your rv site, as long as it does not interfere with your neighbors. If you need assistance with this, please contact us.
Do not allow water to run freely. If your RV / tiny home has a water or sewer leak, repairs must be made immediately.
No drying/hanging laundry, towels, rugs, comforters, etc., outside.
QUIET HOURS: 10:00PM - 7:00AM No loud parties, radios, TVs or other unnecessary noises or disturbances.
DARK HOURS: 11:00PM - 6:00AM Please do not leave excessively bright lights on all night. Decorative solar perimeter lights are allowed.
No personal swimming pools, trampolines, swing sets are permitted.
No running generators at the park unless there is a power outage.
No extremely loud vehicles that disturb other guests are allowed.
DISPLAYS:
These rules have been set to create an inclusive environment where all guests can feel safe, comfortable and relaxed.
WE LOVE ALL THINGS TROPICAL in our park. Please feel free, to decorate with fun, tropical, beach life, lake life decor within your lot, if you wish. We are not at the coast, but you can decorate with all the feels, if that’s your vibe.
No flags, banners, and/or signs are permitted for display inside the park grounds that promote divisiveness, violence, hate, weapons and/or any political party or candidate, or contain offensive language. This includes all vehicles, Rvs, ATVs, golf carts, motorcycles, automobiles, etc.
No decals are permitted for display inside the park grounds that promote divisiveness, violence, and/or hate towards another person or group. This includes all vehicles, Rvs, ATVs, golf carts, motorcycles, automobiles, etc.
No clothing shall be permitted inside the park grounds that promotes violence and/or hate towards another person or group.
SAFETY GUIDELINES:
Guests are responsible for their children while on the playground or playground equipment. Do not leave children unattended at any time. Palms Rv Living is not responsible for injuries obtained while using the playground or playground equipment.
All Rv hookups are checked with Watchdog before arrival. However, we advise that all RV guests check their site’s hookup before connecting as well.
Campsites should be clean and organized, free from fire hazards.
Guests shall not alter the electric, water or sewer connections provided by Palms RV Living.
Do not dump anything down the sink or toilet that will cause septic issues. When in doubt, ask if it’s safe.
Do not leave trash in fire pits, this included smoking materials.
Do not place personal BBQ apparatus or hot items on tables or benches.
Guests should adhere to specific legal requirements when connecting to sewer, water and electric at the park.
Sewer seals are required for all sewer hookups.
Using a greater electrical load than the RV is designed or approved for is not allowed as it creates conditions for fire hazard.
No firearms, air rifles, and/or BB guns are allowed to be discharged on Palms RV Living grounds. No fireworks are permitted. Any dangerous activities committed by paid guests and/or their guests will be grounds for immediate termination of rental without a refund.
Illegal drugs possession and/or use of such drugs is not permitted on the property. Persons caught in violation of this rule are subject to immediate termination of rental without a refund. Any information reported will be strictly confidential.
No abusive actions by paid guests, their children and/or their guests towards any other persons, animals or Palms RV Living staff will be tolerated and could result in immediate termination of rental space.

All fire pits and outdoor grilling must be in approved apparatus and locations and must be extinguished fully when not in use.. No fires outside of approved fire pits and grills. No fires are permitted during a burn ban.
Absolutely no ground fires.
Burning of trash or anything other than wood is not allowed.
Please do not start or maintain excessively smoky fires.
SECURITY:
Palms Rv Living does not provide security to guard RVs, tiny homes, and/or any other personal property owned by guests of the park. The park assumes no responsibility for injury, damage or loss to property.
PET POLICY:
We love our furry family members! These rules must be followed to have a fun and safe animal environment inside the campgrounds.
We have a dog park to give your dog room to run around freely with other dogs, as long as they play well with others.
We have a pet washing station for paid guests of the park. Unpaid guests are not allowed to bring their pets to the park to use the facility.
For the safety of our guests and their pets, we do not allow aggressive dogs. If you have any questions about your pet, please feel free to contact us.
Your pet must be up to date on all required vaccinations. Proof of vaccinations may be requested.
YOU ARE RESPONSIBLE FOR YOUR PET. You are responsible for cleaning up after and keeping it on a leash while outside of your Rv / tiny home. The dog park and pet enclosures/fences are the only area where dogs are allowed off of their leashes.
If any pet attacks a person or other animal in the campground, dog park, and/or the livestock on the property next to the park, you will be required to remove your pet from the RV park immediately and permanently.
Do not allow your pet to walk near the fence line of the neighboring property or allow them to interact with the livestock at any time. We want to be kind and courteous neighbors, and not allow any harm to come to them.
Approval is required for temporary pet fences, and if approved, must be well maintained. No permanent fences / pet enclosures allowed. This is to make sure no lines are pierced underneath each Rv / tiny home site. They must also not interfere with the maintenance or appearance of the park.
Guests are liable for their pets’ actions, whether it be attacks or destruction of property.
Palms Rv Living is held harmless for any actions of pets, whether it be attacks or destruction of property.
No pet will be tied up and/or left outdoors unattended.
If you have cats, they must be indoor cats. They are not permitted to roam the park freely at any time.
No livestock, exotic outdoor pets or poultry allowed.
LAUNDRY / SHOWER / BATHROOM FACILITY:
The washing machines and dryers are provided by Palms Rv Living for paid guests of the park. Unpaid guests are prohibited from using the laundry facility.
The shower / bathroom facilities are provided by Palms Rv Living for paid guests of the park. Unpaid guests are prohibited from using these facilities.
LANDSCAPING: (See notice change)
Palms Rv Living will maintain all landscaping. Advance notice will be given in case items at your site need to be moved for the day.
You may have potted plants, string lights and decor within your site as long as it does not interfere with the maintenance of the campground. If you ever have any questions about decor or plants, please do not hesitate to ask. We want you to feel at home at Palms RV Living.
Do not drive any motorized vehicles or ride bicycles in the green areas of the park. Do not park any vehicles in the green areas of the park or on your lot’s grass. This includes, golf carts, ATVs, cars, trucks, SUV’s, etc. There are 2 designated parking spots within your lot.
LIABILITY:
Palms Rv Living is held harmless from damage of any kind due to connections or use of its utilities provided to renters.
Guests are responsible and held liable for the conduct of their guests while in the park. No loud or abusive actions are permitted by any persons on the premises.
Guests are responsible for any damage directly caused by them or indirectly caused by their children, guests or pets.
All park facilities and equipment of the park are intended for the convenience of paid guests. Any and all persons using the facilities do so at THEIR OWN RISK and consent. The park management is NOT RESPONSIBLE for accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The renters are financially responsible for all individuals and/or pets at their site and in all areas of the park for any and all damage done to the park, vehicles, personal property, etc. Certain weather events may call for mandatory evacuation, at which time, RV’s must be removed from the park.
THE FRONT & BACK PONDS:
The back pond is large and contains fish and all sorts of birds that can be seen around or in it at any given moment. The front pond has small fish in it as well, and you could possibly even see birds there, but no fishing is allowed. We want to keep them both clean and healthy. Please follow the rules when enjoying these relaxing, beautiful gathering places.
No renters or their guests are permitted in the ponds; no boats, no swimming, floating or standing in the water.
Do not throw trash, smoking materials, or any food into the ponds. Keeping the ponds clean is a priority and trashing them or doing any activity that harms the wildlife in and around them will not be tolerated.
THE SMALL FRONT POND WITH FOUNTAIN - No fishing will be permitted.
FISHING IN THE BACK POND: We allow Catch and Release fishing every day by paid guests, but there will be special event days to Catch & Keep. The amount each paid guest gets to keep will be determined by management. We want this to be a fun, relaxing experience of the park for years to come. Email us photos of your catch to be featured on our social media and website pages!
NO GUESTS ARE PERMITTED TO RENT OUT THEIR RV / TINY HOME SPACES:
No guest is allowed to rent out their Rv / tiny home and/or reserved space to anyone or allow others to reside in their Rv / tiny home and/or reserved space at any time for any reason. Only paid guests of Palms Rv Living are allowed to reside at the park.
ADDED GUESTS:
If you have extra guests that will be staying with you overnight, they must be added to your reservation up to the max allowed whether you have reserved a monthly or weekly space. This is for security and max capacity purposes.
RATES:
Rates are subject to change.
ELECTRICITY DEPOSIT:
$150.00 electrical deposit will be required for monthly guests and will be refunded at the end of the rental period minus the amount due for the electricity used at that time. Electricity use will be billed to guests when we are billed.
LATE PAYMENT FEES:
$25.00 fee on the 5th day + $5.00 per day after that until balance is paid in full.
RV SPACE CANCELLATION POLICY:
Daily Reservation Cancellation Fee: $45.00
Weekly Reservation Cancellation Fee: $75.00
Monthly Reservation Cancellation Fee: $150.00
CABIN CANCELLATION POLICY:
Daily Reservation Cancellation Fee: $90.00
Weekly Reservation Cancellation Fee: $150.00
RELOCATION:
There may come a time, due to unforeseen circumstances, when we need to change the space number in your reservation to give you the best experience here at the park. These circumstances could be from a weather event, electrical problems, or any other issues that may arise. We want you to enjoy your stay with us, and will notify you in advance.
VIOLATORS:
All rules and regulations are subject to change at any time and are strictly enforced.
Violators of these rules which result in immediate termination of their rental without a refund will be denied future renting capabilities.
